Cash to the owner does not have to be the result of all real estate transactions, even in the event of an inappropriate or untimely ownership.  Sometimes it can be more effective to abandon the traditional approach of focusing  on the property, “bricks and mortar”, and incorporate into the process the circumstances surrounding the ownership of the property.  The key to successful transactions is recognizing the reason(s) the owner wants to sell, and what the owner plans to do with the resulting cash.
